Lot Lease Overview
Property: 12165 Highway 188, Grand Bay, Alabama 36541
Monthly Lot Rent: $650.00 (includes electricity, water, and trash)
Term: Month-to-month. Either party may terminate with 30 days’ written notice.
Use: The lot is for parking and habitation of an RV only. No unlawful use or nuisance.
Maintenance: Tenant is responsible for keeping the RV and lot clean and in good condition. Damage caused by the tenant is the tenant’s responsibility.
A signed Lot Lease Agreement will be required before move-in. Payment instructions will be provided after approval.
Park Rules & Regulations
Violations of these rules may result in fines or termination of the lease.
Lot Maintenance
- Tenant is responsible for landscaping (mowing, trimming, edging) of their lot, including areas behind, beside, and under the home.
- Failure to maintain the lot may result in a $50 per month fine.
- Any changes or alterations to the space or landscaping require prior owner approval.
- Plants, trees, or permanent fixtures placed by the tenant become property of the park if the tenant moves.
Storage & Structures
- No items may be stored on the property except in a pre-approved storage building.
- Storage buildings remain the tenant’s property and responsibility to insure.
- Home improvements and repairs must follow Mobile County codes and permits.
Pools, Fire Pits & Recreation
- Small kiddie pools under 2 ft deep are allowed if attended and emptied/stored when not in use.
- Larger pools, hot tubs, etc. require landlord approval and must meet strict safety, insurance, and fencing requirements.
- Fire pits and barbecue grills need approval and must follow safety guidelines (distance, screens, attendance, extinguishing equipment).
- Trampolines (except small 36-inch exercise trampolines) are not allowed.
- Fireworks are not allowed.
Vehicles
- No more than two vehicles per space.
- Inoperative vehicles, boats, unattended trailers, or commercial vehicles are not permitted ($100/month fine possible).
- Only highway-licensed vehicles are allowed. Speed must be safe and prudent. No off-road vehicles in the community.
Pets
- All pets must be approved and registered with the landlord.
- Domestic pets under 30 pounds only. Maximum two pets per household.
- Pets must be inside, in a secured fenced yard, or on a leash at all times.
- Owners must clean up after pets daily.
- Certain breeds are prohibited (including but not limited to Pit Bull, Rottweiler, German Shepherd, Doberman, Chow, wolf hybrids, and others listed in the full rules). No wild or exotic animals.
Conduct & Safety
- Tenants are responsible for the actions of their guests and occupants.
- Children must be supervised. Children under 18 may not be out unsupervised after 10:00 pm.
- No disturbing noise. No commercial activities by residents or guests.
- All federal, state, and local laws must be obeyed.
Important
These rules are part of the lease. Landlord reserves the right to update rules as needed for the safety and quiet enjoyment of all residents. Failure to abide by the rules may result in termination of the lease and eviction upon proper notice.
